1. Acceptance of Agreement
These Terms of Service (the "Terms" or "Agreement") govern your use of the Share This Listing website at share.myagentpage.app and sharethislisting.com (the "Service" or "Site"), operated by Find A Home, Inc., a Tennessee corporation, in cooperation with eXp Realty, the Tennessee real estate brokerage of record (TN Firm License #262943).
By accessing or using the Site, submitting a listing, submitting a buyer inquiry, or leaving a support tip, you agree to be bound by these Terms and our Privacy Policy. If you do not agree, you may not use the Site.
This Agreement may be amended by us at any time without specific notice. The latest version will be posted on the Site, and you should review it before each use.
2. Description of Service
Share This Listing is a free online platform that:
- Allows Tennessee-licensed real estate agents to submit their MLS-entered listings for distribution on the Site and across the operator's social media channels.
- Allows Tennessee homeowners who are not represented by a real estate agent to submit "For Sale By Owner" (FSBO) listings for distribution on the Site and across the operator's social media channels.
- Displays property pages publicly at URLs in the format
share.myagentpage.app/l/[slug]. - Provides a buyer inquiry form on each property page that routes inquiries to the listing agent (for agent listings) or to the FSBO owner directly (for FSBO listings).
- Accepts optional support tips for the platform's admin team.
Share This Listing is not a Multiple Listing Service (MLS). It is not a substitute for entering a listing into the appropriate MLS as required by the National Association of REALTORS® Clear Cooperation Policy.

The Service is operated in accordance with the rules of the Tennessee Real Estate Commission (TREC), the Code of Ethics of the National Association of REALTORS® (where applicable), and the rules of the relevant Tennessee MLS organizations.
4. Terms for agent submissions
By submitting a listing as a real estate agent, you represent and agree to the following:
- You hold an active Tennessee real estate license in good standing with TREC.
- Direct supervision of your principal broker. You acknowledge that all real estate advertising in Tennessee must be under the direct supervision of your principal broker (TREC Rule 1260-02-.12(3)(b)). By submitting a listing on this platform, you represent that your principal broker has approved, or will approve, your use of this platform for advertising listings. You agree that you are solely responsible for ensuring your use of this platform complies with your brokerage's advertising and supervision policies. Share This Listing is not your broker and does not supervise your advertising activity.
- You have written authorization from the property owner to advertise the property online and on social media, evidenced by your listing agreement or a separate signed statement. You will retain this authorization in your transaction file for at least three (3) years as required by TREC Rule 1260-02-.40.
- The listing is already entered into the appropriate Tennessee MLS in an Active or Coming Soon status, OR your seller has signed the appropriate Seller's Waiver of Broker Cooperation and Public Advertising and the listing is properly designated as Exempt with the MLS. You understand that publicly advertising a listing on this platform that has not been properly entered into the MLS within one business day violates the NAR Clear Cooperation Policy and may result in fines from your MLS.
- Photo rights. You represent that you own, or have a written license sufficient to grant the rights conveyed here, in every photograph, image, virtual tour, video, or visual asset you upload. You grant Find A Home, Inc. and Share This Listing a non-exclusive, royalty-free, worldwide, sublicensable license to display, reproduce, distribute, and create derivative works of those assets for the purpose of operating the Service, displaying your listing publicly, and distributing it across social media channels and regional Facebook groups. You agree to indemnify, defend, and hold harmless Share This Listing, Find A Home, Inc., and eXp Realty against any claim, demand, fine, fee, or judgment arising from photos, images, or visual assets you upload, including without limitation claims for copyright infringement, licensing violation, right of publicity, or invasion of privacy. This indemnity survives termination.
- Listing accuracy and currency. You represent that all information you submit (including price, bedrooms, bathrooms, square footage, lot size, acres, year built, garage, subdivision, features, MLS number, and description) is accurate to the best of your knowledge at the time of submission. You will promptly update or remove the listing if status changes (under contract, sold, withdrawn, price change). You acknowledge that under TREC Rule 1260-02-.12(5)(c), listing information must be kept current and accurate. You acknowledge that buyers and other users will rely on the information you submit, and that you bear sole responsibility for its accuracy.
Failure to comply with any of these representations may result in immediate removal of your listing(s) and potential reporting to TREC, your MLS, and your principal broker.
5. Terms for For Sale By Owner submissions
By submitting an FSBO listing, you represent and agree to the following:
- You are the homeowner, or are authorized by the homeowner to act on their behalf.
- You are not currently working with, listed with, or under contract with a real estate agent for the sale of this property.
- You understand that if you sign an exclusive listing agreement with a real estate agent at any point after submitting your listing, your agent will be responsible for either (a) removing your listing from this platform within one business day of signing, or (b) moving it to the MLS as required by the NAR Clear Cooperation Policy. You will notify Share This Listing if you engage an agent.
- You understand that Share This Listing is not your agent and is not representing you in any transaction. Share This Listing is operated by a licensed Tennessee real estate agent affiliated with eXp Realty, but you have not retained that agent. You are responsible for handling negotiations, contracts, disclosures, and closing.
- Buyer inquiries on your listing will be routed directly to you. Share This Listing does not represent the buyer, does not represent you, and does not intermediate the transaction.
- Photo rights. You represent that you took the photographs you upload yourself, or that you own the rights to use them, or that you have written license sufficient to grant the rights conveyed here. You grant Find A Home, Inc. and Share This Listing a non-exclusive, royalty-free, worldwide, sublicensable license to display, reproduce, distribute, and create derivative works of those assets for the purpose of operating the Service, displaying your listing publicly, and distributing it across social media channels and regional Facebook groups. You agree to indemnify, defend, and hold harmless Share This Listing, Find A Home, Inc., and eXp Realty against any claim, demand, or judgment arising from photos or visual assets you upload, including without limitation claims for copyright infringement, licensing violation, right of publicity, or invasion of privacy. This indemnity survives termination.
- The information you submit is accurate to the best of your knowledge.
- You understand that under Tennessee law (TCA § 66-5-201 et seq.), sellers must provide a Residential Property Condition Disclosure to buyers within three (3) days of receiving a written offer. You will provide that disclosure as required.
- You authorize Find A Home, Inc. to distribute your listing across the Site, social media accounts, and regional Tennessee Facebook groups operated by Find A Home Team.
6. Terms for buyer inquiries
By submitting a buyer inquiry on a property page, you represent and agree to the following:
- You consent to be contacted by the listing agent (or, for FSBO listings, the homeowner) regarding the property by your chosen contact method, which may include call, text, or email.
- Your submission does not create a buyer's agency relationship between you and any agent, Find A Home Team, eXp Realty, or Share This Listing. If you wish to be represented by a buyer's agent, you must sign a Buyer Representation Agreement with that agent separately.
- As of August 17, 2024, buyers working with a real estate agent (a member of the National Association of REALTORS®) must sign a Buyer Representation Agreement before touring a property. If you tour with the listing agent only, no agreement is required.
- If you are inquiring about an FSBO listing, you understand the seller is not represented by a real estate agent. You will be communicating directly with the homeowner.
- You provided your actual phone number and email, not someone else's.
- Your consent is not a condition of buying any property.
7. TCPA and SMS consent
If you submit any form on the Site, including a listing intake form or a buyer inquiry form, you hereby consent to receive auto-dialed and/or pre-recorded telemarketing calls and/or text messages on the number you provided from or on behalf of Find A Home, Inc. and eXp Realty, including from the telephone numbers (615) 558-8143 and (615) 913-4293, and from other numbers related to or affiliated with our brokerage. We may use an automatic telephone dialing system, an artificial or prerecorded voice, or text messages.
Standard message and data rates may apply. Your consent is not a condition of purchase. You may revoke consent at any time by replying STOP to any text, by clicking the unsubscribe link in any email, or by contacting us directly.
8. Tips and donations
The Site offers an optional "support tip" payment processed through Stripe. Please note:
- Tips are payments to GABBIE MAC HOLDINGS LLC, a private Tennessee limited liability company. GABBIE MAC HOLDINGS LLC is not a registered 501(c)(3) charitable organization.
- Tips are not tax-deductible charitable contributions.
- Tips are gratuities for the admin team that operates the platform. They are not required to use the Service.
- All payment processing is handled by Stripe under Stripe's terms of service and privacy policy. We do not receive or store your payment card information.
- Tips are non-refundable except as required by law.
9. Fair Housing
Share This Listing, Find A Home, Inc., and eXp Realty fully support the Fair Housing Act (Title VIII of the Civil Rights Act of 1968), as amended. We prohibit discrimination in the sale, rental, and financing of dwellings based on race, color, national origin, religion, sex, familial status, and handicap (disability). We will not display listings or content that violates the Fair Housing Act.
10. Copyright and intellectual property
The content, organization, graphics, design, and other matters related to the Site are protected under applicable copyrights and other intellectual property laws. The copying, reproduction, modification, or republication of any such matters or any part of the Site is prohibited without our express prior written permission.
If you believe content on the Site infringes your copyright, please contact us at gabbie@gabbiemac.com with a DMCA-compliant takedown notice including: a description of the copyrighted work, the location of the allegedly infringing content, your contact information, a statement of good faith belief, a statement of accuracy under penalty of perjury, and your physical or electronic signature. We will respond promptly.
11. User submissions and license
By submitting any content to the Site (listings, photos, descriptions, messages, etc.), you grant Find A Home, Inc. and its operators a non-exclusive, royalty-free, worldwide license to use, display, reproduce, distribute, and create derivative works of that content for the purpose of operating the Service, displaying your listing publicly, distributing it across our social media channels, and improving the Service.
You represent that you have the right to grant this license and that the content does not infringe the rights of any third party. You retain ownership of your content; we are not claiming ownership.
12. Prohibited conduct
You agree not to:
- Submit false, misleading, or deceptive listing information.
- Submit photos you do not have the right to use.
- Submit FSBO listings while represented by a real estate agent (this violates the Service and may violate NAR Clear Cooperation Policy).
- Submit listings that do not comply with the Fair Housing Act.
- Use the Service for any unlawful purpose.
- Scrape, copy, or harvest listings, photos, or contact information from the Site.
- Use automated systems (bots, scrapers) to access the Site.
- Attempt to gain unauthorized access to the internal dashboard or any other restricted area.
- Interfere with or disrupt the Service.
- Submit content that infringes any third party's intellectual property, privacy, or other rights.

You agree to indemnify, defend, and hold harmless Find A Home, Inc., eXp Realty, their officers, directors, employees, agents, and contractors from any and all liabilities, losses, damages, claims, and expenses (including reasonable attorneys' fees) arising out of: (a) your use of the Site; (b) your violation of these Terms; (c) your violation of any law or regulation; (d) your infringement of any third party's rights, including copyright in photos or content you submit; or (e) any inaccuracy in information you submit.
16. Termination
We reserve the right to remove any listing, terminate any account, or block any user at any time, with or without notice, for any reason, including violation of these Terms.
17. Third-party websites
The Site may contain links to third-party websites. We are not responsible for the content or practices of those sites. Your interaction with those sites is governed by their own terms and policies.
18. Governing law and venue
These Terms are governed by the laws of the State of Tennessee, without regard to conflict of laws principles. Any action arising out of or related to these Terms or your use of the Site shall be litigated exclusively in the state or federal courts located in Williamson County, Tennessee. You consent to the jurisdiction and venue of these courts.
19. Changes to these Terms
We may update these Terms from time to time. The "Last updated" date at the top of this page reflects the most recent revision. Material changes will be communicated through a notice on the Site. Your continued use of the Site after a change indicates your acceptance.
